With so many steps in a buyer transaction, you need someone experienced who can take over your transaction and make you look like a Rockstar.

Here are some of the steps we take care of:

  • Set up file for all parties to stay connected , including reminders and notifications, through our transaction management system
  • Review of contract documents for missing information/signatures (will obtain missing signatures)
  • Send the executed contract to the title company and lender with everyone's contact details
  • Send an introduction email to the other agent introducing ourselves as your Transaction Coordinator 
  • Generate timeline for client and agent to ensure deadlines are met and kept 
  • Send electronic signature requests
  • Schedule and coordinate all property inspections  
  • Coordinate with Title Company on all aspects of the file
  • Coordinate with Lender on all deadline/requirements 
  • Obtain earnest money form and send signed copy to listing agent
  • Verify the earnest money and option fee is in on time; alert agent to any problems
  • Draft any additional amendments (*repair addenda requires agent to provide language)
  • Request weekly updates from lender and title (including status of appraisal and title commitment)
  • Request copy of CCR from title (if applicable)
  • Order home warranty and send to title (will indicate whether buyer or seller is responsible for fee)
  • Coordinate closing time with buyer(s) and schedule with title (will notify all involved parties)
  • Coordinate final walk through with buyer and Agent
  • Obtain utility information and send to buyer(s)
  • Make sure we have all the documents you need for compliance with your office
  • Upload signed documents into Agent's Document Storage System (Dotloop, Docusign etc.)
  • Ensure CDA gets sent to title
  • Request settlement statement and ensure agent approves
  • Ensure lender has clear to close
  • Close out file
  • Collect payment for TC services out of HUD or after your transaction closes 

We can do as much or as little on a file. It is completely up to you. We can customize our process to make it work best for you or for your team. You only pay if the file closes, no matter how much work has been done.
