With so many steps in a seller transaction, you need someone experienced who can take over your transaction and make you look like a Rockstar.

We pride ourselves with experience, integrity and professionalism so you can be confident that everything is being taken care of and you can do what you do best, be your clients Rockstar.

Here are some of the steps we take care of:

  • Set up file for all parties to stay connected , including reminders and notifications, through our transaction management system
  • Review of contract documents for missing information/signatures (will obtain missing signatures)
  • Generate timeline for client and agent to ensure deadlines are met and kept
  • Send out Introductory email to client, title, lender, and other agent, outlining critical dates and including contract and any other required documents
  • Send electronic signature requests
  • Submit deposit and copy of check(s), to buyer agent and lender 
  • Confirm inspections have been ordered
  • Receive copy of inspection report 
  • Contact Buyers Agent regarding appraisal and verify with lender
  • Confirm with agent that sale price, seller assist, and commission is correct 
  • Email lender regarding status of mortgage commitment
  • Request weekly updates from lender and title (including status of appraisal and title commitment)
  • Order warranty if part of Purchase Agreement
  • Remind seller of walk thru
  • Confirm seller's transfer of funds prior to settlement 
  • Email reminder regarding utility transfers
  • Review ALTA with seller and agent 
  • Send all invoices to title company
  • Email sellers settlement notice    
  • Request copy of CCR from title (if applicable)
  • Coordinate closing time with seller(s) and schedule with title (will notify all involved parties)
  • Compliance file and upload signed documents into Agent's Document Storage System (Dotloop, Docusign etc.)
  • Ensure lender has clear to close
  • Close out file
  • Collect payment for TC services out of HUD or after your transaction closes

We can do as much or as little on a file. It is completely up to you. We can customize our process to make it work best for you or for your team. You only pay if the file closes, no matter how much work has been done.

If you paid for us to upload the listing for you into MLS and we process the transaction we deduct $ 25 from the transaction fee.
